Who Wants to be a Millionaire Real Estate Investor?

It seems everyone these days! It's hard to turn on the television after 10pm, and not catch an infomercial about becoming a real estate millionaire-quickly. These infomercials advertise programs that claim to show you how to purchase and own real estate WITH bad credit and NO money down, just by buying their product and following these few tips...in addition to sending in a $5000 check.

Is this really necessary to get your feet wet in the real estate investing market?

Definitely not! Although a certain amount of education is a necessity, this education can be a combination of the following:

* Reading about real estate and investing, and using free sources such as the library and real estate websites. Also purchasing a real estate and financial terms dictionary.

* After learning about the real estate industry, decide on what area you would like to invest. Do you want to flip houses for a quicker, but riskier profit, do you want a long-term investment such as a rental property, do you want to purchase commercial buildings and lease to small businesses? Pick and area, be the expert in that area!!

* Next, develop a team of professionals to make the process easier and least costly. This team should include: Lender (mortgage or hard-money lender), contractors (painter, electrician, plumber, etc) and your Real Estate Agent/Consultant.

* Network with other real estate investors, realtors, and mortgage professionals to find out about properties before they foreclose or are even listed. Further your networking, by joining a real estate investment club, such as the Real Estate Investment Club, www.reiclub.com, where you can ask questions of experienced real estate investors.

* Lastly, decide upon how much time you have to devote to your real estate investment business, and if need be, hire a Real Estate Consultant to work with you on each one of your projects.

No, this is not all that is takes to become a real estate millionaire; nor do you have to send in $5000 check to get more information from me. However, these tips do serve as a great starting point for anyone wishing to find out if this profitable and rewarding business is for them. Most importantly, as with all lessons, have patience, ask questions, and become a lifelong student of your craft by continuously reading and educating yourself on the new trends and developments in the real estate industry. When this isn't enough, please hire help!
