Shauna Anderson, Queen of Chitlins, Sues Flamboyant Restaurant Owner Jackie Greenbaum-Higgins for Real Estate Fraud
Washington, DC (BlackNews.com) - In 2006, Shauna Anderson purchased a home in NE Washington DC from licensed real estate agent and restaurant owner Jackie Greenbaum-Higgins (Jackie's and the Quarry Tavern) and her brother, Richard Greenbaum. Ms. Anderson accuses the two of real estate fraud and breach of contract. Shauna is suing for two million dollars for compensatory and punitive damages. After Shauna moved in to the house, pipes burst and drywall fell from ceilings and walls. Shauna lost her life savings and her life and her child's life were in danger. Bursting pipes and falling drywall could have killed them.
Shauna researched the internet and learned that the house had suffered a serious fire. Shauna also found that Ms.Greenbaum-Higgins had other real estate issues including a Maryland home listing where she is not licensed and receiving a disciplinary warning regarding her failure to notify a buyer of outstanding violations on a home that she sold. The Seller [Ms.Higgins] failed to inform Respondent of the outstanding violations, even though on June 14, 2005, the Government had sent notice to the Seller informing her that she was 'required by law to disclose to all prospective buyers' the outstanding infractions on the Property. Jackie Greenbaum-Higgins was warned that her failure to disclose this information to all prospective buyers may be grounds for disciplinary action by the District of Columbia Real Estate Board. Shauna's researched www.myspace.com/jackiegreenbaum and www.jackiesrestaurant.com and found a picture of Ms. Higgins presenting her middle finger to the camera. Ms. Greenbaum-Higgin's gesture is indicative of what she did to Shauna and to others. Shauna's bank and government inspectors have been helpful and Shauna hopes her lawsuit will stop Jackie from injuring anyone else in the future. Shauna hopes to have her daughter back in a home for Christmas.
Shauna Anderson signed a contract to purchase the property from D.C. Assets Inc. which represented that the Kalorama Group and Jackie Higgins was the real estate agent representing them in the sale. On or about August 24, 2006 the sales agreement for the property was modified to identify the seller as D.C. Assets Inc. -- also known as Aspen Investments. Richard Greenbaum held himself out as agent of the property. D.C. Assets Inc. was the alleged owner of the property. Shauna learned that Jackie Greenbaum-Higgins is the sole owner and or authorized agent for DC Assets Inc. Jackie Greenbaum-Higgins is a licensed real estate agent doing business under the name of Kalorama Group.
